Who runs this site
This site is operated by Alexandre Jodoin, Mortgage Agent Level 1 (Licence #M17000886), through the Mortgage Approval Ottawa Team (MAOT) — Brokerage Licence #10530, located at 291 Olmstead Ave, Ottawa, ON K1L 7J9. The brokerage is regulated by the Financial Services Regulatory Authority of Ontario (FSRA). I serve clients across Canada except Quebec.

Mortgage rates, lender criteria, product features, and regulations change frequently; any specific number or detail published here may be out of date by the time you read it.

The mortgage calculator
The calculator on /tools is an estimation tool. It uses standard Canadian semi-annual compounding math but does not account for:
- Default insurance (CMHC, Sagen, Canada Guaranty)
- Property taxes
- Condo fees, utilities, or other carrying costs
- Closing costs and legal fees
- Lender-specific charges
Calculator results are starting points for a conversation, not commitments from any lender.
What I can and can't help with
As a Level 1 mortgage agent in Ontario, I work with institutional lenders — banks, credit unions, monolines, and B-lenders. That covers the great majority of mortgage files. I do not place private mortgages. If your situation calls for private financing, I'll refer you to a Level 2 colleague rather than try to bend the rules.
Using the site
You agree to use the site for personal, informational purposes. You agree not to:
- Scrape, copy, or republish content from the site without permission.
- Attempt to interfere with the site's normal operation.
- Submit false or misleading information through the contact form.
- Use the site for any unlawful purpose.
Third-party links and services
The site links out to lender websites, regulator pages, third-party tools, and informational resources. I don't control these external sites and am not responsible for their content, privacy practices, or terms.
The site uses third-party services to function — Formspree, MailerLite, Cloudflare, and Google Sheets. See the privacy policy for the full list and what each one does.
Limitation of liability
I make a real effort to keep the information on this site accurate, current, and useful. That said, the site is provided "as is," without warranty of any kind, express or implied. To the fullest extent permitted by law, I'm not liable for any decision you make based on information found on this site without confirming it directly with me.
Once you become a client and we're working a file together, our relationship is governed by the specific engagement we agree to (and by the regulatory framework that governs licensed mortgage agents in Ontario), not by these terms.
Changes to these terms
I may update these terms from time to time. If I change anything material, the effective date at the top of this page will reflect that.
Governing law
These terms are governed by the laws of the Province of Ontario and the federal laws of Canada that apply. Any disputes will be heard in the courts of Ontario.
